Property Decisions Made
Well we have finally come to a decision that the best option is to rent... this will enable us to retain the capital value of the property, along with any increases in its value while having a contribution to the monthly costs of the property.
The progress on getting the property out and ready for rent is at times slow although we are making good progress, living room and dining room are all decorated and finished, kitchen is painted and finished apart from needing to change the double glazing unit in one of the windows and paint the frames. Upstairs the bathroom is coming along well, old suite is out, wall is re-plastered (undercoat) and finishing coat will go on at Easter. Buying the bathroom suite tonight from B&Q, then we need to do some plumbing and then install suite, tile and paint.Little bedroom is done, decorated in a nice pale blue, mixed by our own fair hands!
Second bedroom is stripped, coving repaired and some undercoat gone on the gloss, we are papering this room in a cheapish wood chip effect paper, hope to be able to get onto this at Easter.
Master bedroom is not started yet, actually still needs clearing, not doing much to this room, just repairing some paper, painting ceiling and then gloss work. Now that the flat roof on the bay is repaired this can be started this weekend hopefully.
Other bits are to sort out the gardens, although front garden is well underway, fence and re-build the front wall, then ready for renting!
We have found a good agent, who I have screwed down on their commission for a fully managed service, which will take allot of the work and hopefully provide some security. The costs of the commission can be claimed back against tax so, although it will be money out of the rental income it will go to the agent rather than to the tax office!
